Since the final amount is $30k more than we discussed, your Grandmother would like you to fund your ROTH retirement accounts with some of the extra. <= br>

As you know, your grandmother's childhood instilled in her, the importance of simply having a home. This gift allows her to share that home security while she is alive. Thank you for allowing her that peace of mind in her remaining years.

If the draft is agreeable, we will print a final document that will be signed by all, then our attorney will file it with the probate court.

She will also file the IRS tax form stating that you are receiving these funds as a gift, (not compensation for services or income) so it is tax free to you.

Then, you can either choose an escrow/title/real estate attorney, or you can do the paperwork yourself.

Typically, the closing agent opens an escrow account.

Your grandmother sends $280,000 to the escrow account.

The closing agent pays off your mortgage and makes sure you get all the paperwork for a clean title to your house.

They deduct their fees from the remaining funds and write you a check for the remainder.

You fund you and your spouse's ROTH accounts then save and enjoy the remainder.
