Hello Chris;

As we discussed, property sales get much more complex in an estate. With th= e estate process now in the hands of the attorneys and heirs, I have no authority to assure that the Port will have rail access to FU 68. Though, we may have an opportunity in the next month to sell land before it is locked up in Dad's estate trust.

The proposed track alignment (shown in the bold black line in the photo below) can make the Port's mile of industrial lots 'rail ready'. The first 2,700 feet of track right-of-way through our farm would contain approximately three acres.

To avoid track crossing issues and other complexities that occur when splitting a field with railroad tracks, we prefer to sell the remaining land east of the proposed track which contains another 7 acres. (we sold the south half of pa= rcel 003 to Andersen for his circle, but the county records show it in Clyde and Bonnie's name because they carry the mortgage).

We do not want to sell the rail corridor without the benefit of actually having trackage, so a condition of the sale would be that the Port: builds at least the first 1200 feet of the track and the mainline turnout within two years, provides three track switches to our parcels and protects the irrigation infrastructure and access for the remaining farm land. &nb= sp;

The first 1,200 feet of the alignment is graded, with the first half of that having ballast, concrete ties and rail. However, the 100lb rail no longer meets requirements for industrial ladder tracks, so it will be removed making the concrete ties ready for the port to install heaver rail.

If the Port has the ability to move rapidly on this land purchase, we will have our estate attorney figure out how we sell it and how much time we have to get it done. I can meet with you and your engineers to go over the alignment and specifics. &nb= sp;

Please be aware that if we run out of time, or my mother dies or becomes incapacitated before a letter of agreement is signed, any offer is void and discussions may or may not resume after the estate completes the dispersal process.
